Selective demolition can be a challenging job. When a building is in an environmental where the surroundings are at risk, careful demolition operations are crucial. The Rotunda building renovation contract also required the removal of the old exterior in less than a month. MACSONS went to work on the project and removed a million pounds of concrete and debris, safely and without incident in only nineteen days.

RESULT: the contractor was able to move forward with completion as the selective demolition was finished in a timely manner and the structural integrity of the building was maintained. Macsons came in with sellective Demo so that the building was refaced with minimal interference with the overall objective of leasing new space.

Macsons was required to implement simultaneous removal environmentally hazardous materials such as asbestos and lead while the exterior was being removed. Having a company that does both demo and environmental allows efficiency in the project so that simultaneous removal results in time saved in the demolition process. This is a far better method of removal than a two stage process where one is done then the other, leaving the potential for a disconnect between the two, resulting in problems.

PROBLEM: Demolition needed to be completed while the school remained open to the public and while classes were ongoing. Special considerations were safety and retention of seats and brick to be given as memorabilia to alumni. The job consisted of complete environmental abatement (lead and asbestos)

APPROACH: Macsons abatement crews came in and worked on lead and asbestos while the demolition crews were coordinated within the same timeline. Because Macsons has its own equipment they were able to leave the equipment on site, allowing for a greater level of project efficiency--no significant delays.

RESULT: Job finished on time, solutions to unforeseen utility issues were recognized and dealt with, and there was no interruption to school schedule during the project duration. Fulfilling Macsons' environmental commitment, there were no environmental issues on campus start to finish.

PROBLEM: This job required demolition of multiple buildings and launch pad facility as well as the safe removal of lead and asbestos materials. It was essential to protect the active communication lines for NASA’s international space station. That's right the one in outer space! These crucial lines were running through the crawl space of the buildings selected for demolition. The project involved precise disconnecting of all electrical and cooling systems, site work, back fill and landscaping. Additionally, Macsons was responsible for all work plans, such as health and safety plans and QC as general contractor for the job.

APPROACH: So how did Macsons’s destroy the buildings while protecting the space station lines? Macsons used specialized equipment and creative structural engineering that specifically allowed for these removal parameters. Many years of combined experience in the staff were required for preparing and executing the job.

RESULT: After doing the first building as a test, the work was so efficient, and the skill level and professionalism were so noticeable, that NASA added fifteen more buildings to the contract. That speaks for itself.

Naval Operations Base, Norfolk VA

 

PROBLEM: Working under the general contractor, WM Jordan, Macsons was brought in on the job to engineer lead and asbestos abatement as well as selective demolition and structural demolition of multiple six story housing structures located in the center of the base. Renovation of the buildings required maintaining structural integrity until new structural changes could be implemented.

APPROACH: Staged shoring in six floors allowed repining and recalculation of structural features to be determined. It was essential that this be accomplished with no interference to base operations. By holding to a very high standard of professionalism and skill, specialized saw cutting required a wall mounted diamond blade to cut new windows and doors in foot thick walls with pin-point precision, allowing the contractor to seamlessly install new window and door frames. The job also required the removal of elevators, and the Pearlite roof. This was all done with a massive demolition crew that exceeded eighty workers, requiring a very high level of management skill and maintenance of safety standards.

RESULT: Job finished on time, even though multiple change orders were added during the implementation, allowed only by confidence of the GC in Macsons ability to implement with precision from years of acquired skill.
